In Olivais, the average price per square metre in October 2023 was €4,026, which represents an increase of 3.6% compared to September and an increase of 14.7% compared to July of the same year. These figures indicate an upward trend in the value of the property market in this area of Lisbon.

On the other hand, across Lisbon as a whole, the average price per square metre in October 2023 was much higher at €5,401. This figure reflects a more modest increase of 1% compared to September 2023. Furthermore, according to Properstar data, in April 2023 average prices in Lisbon were €6,153/m² for flats and €5,519/m² for villas.

This data suggests that although Olivais is experiencing a sharp rise in prices, this area remains more affordable compared to the Lisbon city average. This phenomenon can be attributed to various factors, such as location, types of property available and market demand.
